Is this project file just completely broken? I don't understand what's wrong with it.

I remember that I tested this file once. It's OK for a free file, but the first image is a photograph, so it doesn't look like this. By far not...

Try in Blender viewing the model via "Vertex Paint" or "Edit Mode".
I don't know much about Blender but that should get you started.

It's a blender model.
You get what is on the Turbosquid site. The volume potato shaped things I guess are some way to put some sort of volumetric "leaves" in because there are no leaves as such in the model.
I can send you an obj if you're interested, it's 14.2mb.
It will need more than a little work.
It's not just broken, it's FUBAR'd and the creator never actually finished the product by assembling all the pieces.
He appears to have used Blender's particle system to create some parts but never converted them to meshes. And beats me why he put the .blend file out there instead of exporting to OBJ or some other file format. And at 80+ MB, the finished product is immensely larger than it needs to be.
I converted and exported the different parts into BLender 2.79B, then mapped them to acacia bark and leaf textures. (no bark texture was included in the original .blend file, and maple leave were used in the original version. I've used actual acacia leaf image in my finished product.
Wow, that actually looks pretty good. The vegetation is definitely thinner than the image he used as a preview. Lol
I'm not sure what is with these sites and broken/incomplete files that don't match the descriptions or previews. I'd definitely be upset managing that and would have standards like Sketchfab.
It does look decent, but without thick vegetation, not to mention layering like a real acacia I'm not sure I'm as interested. Unfortunately, if it's not near-photorealistic at a medium distance I'll have too many gripes about looking at it myself in a scene. Lol OCD. No offense to anyone spending time with this ridiculous file. I wish it was more what I was tricked into. Can't imagine buying anything from a place that has such a low regard for quality. It just would never happen.

They're pretty decent. More very young Acacia. Even than, young Acacia's get pretty gnarly when actually on plains.
